LaBossiere of Cummings Properties and Hood of T3 Advisors arranges 24,600 s/f lease to Vionx

Woburn, MA Vionx Energy, a high-tech battery company, recently moved from North Reading into a 24,600 s/f light manufacturing facility at Cummings Properties’ 12 Cabot Rd. location. Cummings Properties account manager Robb LaBossiere worked with Jeremy Hood of T3 Advisors on the transaction.

“Vionx needed a space that could be customized to suit its current and future needs as well as its desire to embrace the open office environment trend,” said Hood. “I knew Cummings could deliver a turn-key space quickly, minimizing downtime.”

Cummings Properties’ in-house construction team demolished and reconstructed more than 9,000 s/f of the space to create a bright wide-open office along the generous window line. Everyone from the CEO to the engineers now sits in this shared space. The facility also includes several breakout rooms that can be used for meetings and private discussions.

“12 Cabot Rd. provides an attractive combination of a convenient location, contemporary image, and manufacturing infrastructure that is challenging to find given the strong market conditions on the Route 128/95 corridor,” said LaBossiere.

12 Cabot Rd. is located at the intersection of Routes 95/128 and 93, near the Woburn Mall and several restaurants and other amenities. There is more than 3 million square feet of office, research, and industrial space within a two-mile radius of the facility.

Vionx joins a growing list of energy-focused firms that lease with Cummings Properties in Woburn, including Gridco Systems, The Boston Solar Company, Integrated Systems International, and ElectroChem.

Vionx produces a high-tech battery aimed at electrical grids. An alternative to lithium ion technology, it uses an approach called “vanadium redox flow” that makes the battery last longer.

Although the technology has existed for some time, Vionx Energy’s battery is unique in that it offers a 6-to-10 hour runtime, with optimized storage capacity and long-term power output designed to operate for 20 years. It also offers the lowest lifetime cost of ownership of any grid-scale battery, according to the company website.

Cummings Properties’ 10 million s/f of prime space accommodates offices, healthcare facilities, laboratories, retail storefronts, warehouses, co-working spaces, executive suites, and more. With a portfolio of this size and variety, the firm can meet almost any commercial real estate need from 150 s/f to 300,000 s/f. Its in-house experts in design, construction, and property management offer “one-stop shopping” for leasing clients.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
