HFF secures $7.5 million construction financing for 117,000 s/f property
The Westport office of Holliday Fenoglio Fowler, L.P. (HFF) has secured a $7.5 million construction and permanent loan for Carrier Warehouse, a recently completed, 117,000 s/f industrial building. Â
Working exclusively on behalf of 650 Long Beach LLC, HFF managing director Al Epstein and director Christine Riniti arranged the 11-year financing with John Hancock Life Insurance Company, which includes a 10-year, fixed-rate loan, subsequent to the construction period. Â In 2006, HFF arranged financing for the adjacent warehouse at 500 Long Beach Blvd., most of which is occupied by Matrix Int'l Logistics.
Completed in February, Carrier Warehouse was fully pre-leased prior to completion by Carrier Corporation and B/E Aerospace. Â The property is located on a 12.32-acre site at 650 Long Beach Blvd. and is the third of four modern warehouse buildings located in the "West Campus" of Stratford Executive Park.
