Hampshire Companies leases 28,154 s/f at 20 Church St. to EAPD

According to The Hampshire Companies, Edwards Angell Palmer & Dodge, LLP, a 550 lawyer national law firm with 10 offices in the U.S. and a representative office in London, has leased 28,154 s/f at 20 Church St. The property is a part of Hampshire Partners Fund VI, Hampshire's $235 million institutional real estate investment fund. This transaction is a result of EAPD's anticipated spring 2008 relocation and expansion from State House Square. The tenant was attracted to the building based upon the recent improvements at 20 Church St., panoramic views from the 20th floor, and the opportunity to build out the space according to green standards. "As our firm continues to grow in the Hartford market, it has become necessary for us to move to a location that can accommodate our growth," said Charles Welsh, partner-in-charge of the Hartford office of EAPD. "We decided up front that it would be foolish for us to build space without considering the environment when doing so. We are building greenspace. We found architects who understood this desire and an owner who supports these efforts and has the ability to accomplish it without compromising our state of the art office technology." This landmark building is situated along I-91 in the heart of Hartford's downtown, in close proximity to all of Hartford's top business addresses, fine dining, entertainment and state government buildings. Easy access to both I-84 and I-91 make 20 Church St. a prime location. John McCormick, Patrick Mulready and Alexis Augsberger of CB Richard Ellis represented Hampshire in the transaction. EAPD was represented by Jim Boyle of DTZ/FHO Partners and Bill Farley, Tom York and Bob Botters of CB Richard Ellis on a local level.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
