Girolamo of Horvath & Tremblay handles $2.325 million in two sales

Salem, MA Stephen Girolamo of Horvath & Tremblay has arranged the sale of 122 Boston St. as well as 75-79 Boston St. for $2.325 million. 122 Boston closed at a sale price of $1.175 million and $195,833 per unit. 75-79 Boston St. sold for $191,667 per unit, closing for $1.15 million. Girolamo represented both seller and buyer in the separate transactions. 

122 Boston St., a mixed-use property, contains a total of six units spread over two buildings. The property is comprised of three one-bedroom units, two three-bedroom units, and a barbershop. The buildings have separate utilities with the landlord supplying heat and hot water to two units and share ten off-street parking spaces. 

75-79 Boston St. are two, adjacent value-add multifamily dwellings containing a total of six units. Comprised of three two-bedroom units, two three-bedroom units, and one four-bedroom unit, the properties feature separate utilities and off-street parking in addition to three garage bays.
