Franklin Street arranges 26,940 s/f lease of single-tenant building in Sunshine Industrial Park

Clearwater, FL Franklin Street negotiated the lease of a 26,940 s/f single tenant building with one acre of industrial outdoor storage. The property is located in Sunshine Industrial Park, an 83-acre industrial park spanning 219,000 s/f.

The Franklin Street office & industrial services team of Brad Hutton and Pat Kelly arranged the lease on behalf of the landlord, New York-based Zenith Industrial Outdoor Storage (IOS), while Matthew Alexander represented the tenant, Florida-based GT Express Enterprises, Inc.

“This lease further supports Zenith’s conviction in the greater Tampa industrial storage market. We expect to see continued growth and expansion in the upcoming years and look forward to working with best-in-class firms like Franklin Street as Zenith continues to grow its Tampa-area footprint,” said Zenith CEO Ben Atkins.

GT Express Enterprises, one of the largest and most established trailer manufacturers in the Southeast, selected Sunshine Industrial Park as a hub to consolidate its area operations into a single location. Situated at 5303 126th Ave. N., it is located near St. Pete-Clearwater Airport and connected to major roadways including U.S. Rte. 19 and I-275 The move is anticipated to streamline the company’s manufacturing and shipping processes and enhance overall efficiency. Notably, the lease includes one acre of industrial outdoor storage.

We were able to help them expand their footprint and keep them at Sunshine Industrial Park,” said Hutton. “This agreement provides the owner, Zenith IOS, with a trusted long-term tenant and GT Express Enterprises with a cost-efficient way to expand their footprint and take advantage of the resources of Sunshine Industrial Park. We’re proud to have arranged it.”
