Erland’s Special Project Group celebrates great year

Burlington, MA Erland’s Special Project Group (SPG) was created in 2015 to deliver Erland expertise, ingenuity, and problem-solving to existing and future clients on smaller, complex projects. In the last year, SPG has developed and nurtured many client relationships and completed numerous successful projects.

SPG is poised to begin a large tenant fit-out for Acacia Communications at Mill and Main, in Maynard. Acacia is the second project that Erland has performed for landlord Saracen Properties at the large-scale repositioning of this mill complex that has been underway since March of 2015

Daryl Leland, Erland’s manager of SPG said “We have had a strong start to 2016 with multiple projects being completed and more underway and in the pipeline. I am proud of the SPG team and all we’ve accomplished in the year since our inception.”

SPG recently completed their eighth project within the Riverworks complex at 480 Pleasant St. in Watertown for landlord Spear Street Capital and some of the building’s tenants. An interior fit-up for Mimecast, a cloud based security and archiving company, included open collaborative spaces, three conference rooms, huddle rooms and a break area with a beverage center.

This 13-week project included HVAC and electrical upgrades as well as a variety of acoustical panel treatments and LED lighting.

285 Bear Hill Rd. located in Waltham, received a pivotal repositioning by SPG. Completed for Alexandria Real Estate in just 14 weeks, SPG provided preconstruction services and value engineering to help the client develop a design that worked within their budget. SPG carefully coordinated with the facilities team and the existing lab space tenant to construct a cantilevered roof, paint exterior masonry and glazing, and install new frameless glass vestibules and interior finish upgrades.

SPG provided creative cost savings solutions for the repositioning of Jumbo Capital’s 209 Middlesex Tpke. in Burlington, a boutique office building. Curb appeal was enhanced through demolition of an existing vestibule and installation of a new structural steel and a glazed entrance canopy. Exterior finishes include cementitious rain screen siding, aluminum and glass, and aluminum clad exterior paneling. Interior finishes include slotted ceiling panels, decorative pendant LED lighting, stainless steel railings, high-end porcelain tile, and a hydraulic ADA lift.

SPG returned to Erland client, Electrochem at 670 Paramount Dr. in Raynham, after an explosion in one of their testing labs last summer to immediately investigate the safety of the structure. Partnering with AHP Architects on this design/build effort, a new structurally retrofitted material testing room is now being constructed. The 12-inch thick walls are being structurally reinforced vertically and horizontally to withstand an explosive force.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
