Erland Construction to update former Haemonetics HQ for Hilco

Braintree, MA Erland Construction was selected by Hilco Redevelopment Partners to replace the existing facade and roof of the former Haemonetics headquarters, visible from I-93. The goal of this repositioning is to draw a new tenant to the property. The building previously served multiple functions–housing office, R&D, lab, manufacturing, and distribution space. After reverting back to the original structure, Erland will install a new two-story entry, complete building wrap, and new TPO roof.

Dubbed Exchange 93, the building totals 158,000 s/f. The exterior will be updated with a combination of new insulated metal panels, terracotta panels, granite cladding and wood sills, and an expansive glass curtainwall system. The utility infrastructure for mechanical, fire protection, and electrical services will also receive enhancements.

“This is our first time working with Hilco Redevelopment Partners, and we’re really excited about cultivating this partnership with this project,” said Daryl Leland, special projects/strategic accounts group manager, Erland. “Our team looks forward to bringing their vision for the building to life and getting it ready for a new tenant.”

Additionally, the parking area will be completely overhauled with new bituminous asphalt paving, vertical granite curbing, and landscaping. Erland will team up with Balance Architects to complete this exterior repositioning in just 11 months.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
