Cyrier and Saulnier of MANSARD facilitate $900,000 sale of 18.73 acres

Plaistow NH MANSARD facilitated the sale of 88 Plaistow Rd. for $900,000 to 201 Highland LLC. 

MANSARD sold the 18.73 acre parcel on behalf of MBT Holdings LLC for a price of $47,720/acre. 

The parcel will be developed into a 90,000 s/f climate controlled self-storage facility. The seller’s original intent when acquiring the site was to relocate his business but soon after decided to sell the parcel. 

Self-storage facilities are only permitted in the industrial district however the buyer was granted a variance in May to allow for a mini-storage use in the C1 district. The proposed building footprint is 30,000 s/f with three floors producing a total of 90,000 s/f.

The site features 551 ft of frontage on Rte. 125 with a traffic count of over 19,000 vehicles per day.
