Cummings Properties signs HopeWell to 3,555 s/f new lease

40 Shattuck Road - Andover, MA

Andover, MA Social services agency HopeWell has found a new home at 40 Shattuck Rd. The nonprofit organization recently signed a lease to relocate its Methuen office to the new 3,555 s/f space in 2021.

HopeWell’s services include intensive foster care placements, programs for young adults transitioning out of foster care, and residential settings and support services for differently-abled adults. The new office will serve its northeast region, which includes Essex County and parts of Middlesex County.

The new location will be more convenient for HopeWell’s foster families, according to Shaheer Mustafa, president and CEO.

“Many of the parents live near Andover and choose medical and mental health providers in this area,” said Mustafa. “Being in such close proximity to their residences, downtown Andover, and a couple of major highways will make it easy for the families to connect with our team and join us for events.”

The new space will house about 15 employees. When the pandemic subsides, Hopewell will also use it for parent recruitment and training events.

“It’s a beautiful space, and we’re happy to be partnering with an organization like Cummings that is so connected to, and supportive of, the local community,” said Mustafa.

Cummings Properties leasing director Mike Truesdale worked with Todd Faber, principal at The Faber Group, on the lease.

“We are always happy to work with a not-for-profit to identify a space that meets its needs,” said Truesdale.

“Given 40 Shattuck’s upscale environment, complimentary fitness room, and micro-market, we are confident that Hopewell’s team members will enjoy their new office.”

Situated 20 miles north of Boston, directly off I-93 and just north of I-495, 40 Shattuck Rd. is located in the town’s business district, across from Minuteman Park. The glass-and-brick office building offers 120,000 s/f of office and lab space.

The doctor is in: How medical leases differ from retail and office spaces - by Brian Cafferty

As healthcare facilities, often referred to as “Doc in a Box” clinics, increasingly move into traditional retail spaces, landlords are more frequently leasing to medical tenants. Unlike standard retail or office leases, medical facilities come with a unique set of considerations that must be carefully addressed to ensure a successful tenancy.

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
