Corderman & Co. completes 99 High lobby renovation for Nuveen Real Estate

Boston, MA Construction is now complete at 99 High on a new full interior lobby, relocated corner entry, glass façade, streetscape, and numerous other enhancements. Corderman & Company provided construction management services for owner Nuveen Real Estate on the transformation of this 32-story 730,000 s/f tower at the gateway to Boston’s Seaport and Financial District.

The $7.5 million renovation program, in collaboration with the architecture and interior design firm SGA, features: a series of lobby renovations, façade, and entry sequence now re-located to the corner of Congress and High Sts. The building design also incorporates a double height glass façade to enhance the tower’s neighborhood presence and visibility. Guests now enjoy a distinctive lobby experience with natural and organic elements that serve as an extension of adjacent Rose Kennedy Greenway, custom millwork from Asia, a feature wall with stone from Italy, and repositioned concierge desk on the upper level. The project adds street level retail opportunities, and important modifications to the building’s infrastructure.

The leasing agent and property manager of 99 High is CBRE. Corderman’s project team was comprised of: Project manager Matt Santapaula, principal Barrie Ferraro, assistant project manager Jim Tully, superintendents Kevin Mealey and Paul Ciampa, and laborer Sean Keene.

At the epicenter of Boston’s urban core, 99 High is an ideal destination for the growing needs of today’s tenants. It is within a seven-minute walk of: South Station’s MBTA Red Line, commuter rail and buses; Downtown Crossing’s Orange and Red Lines; the commuter ferry terminal at Rowes Wharf; the Orange and Blue Lines of State Street Station; as well as three Bluebike bikeshare stations. The building overlooks I-90 and I-93 which are accessible. 99 High’s tenant base includes AIG, Marsh, and FEMA. Existing retail tenants are the Citizen’s Bank Banking & Wealth Center, and Society on High.

“We take great pride in this extensive building reinvention,” said Corderman & Co. project manager Matt Santapaula. “It brings a new presence and energy to the world class tower as well as to a pivotal high profile corner of the city. Tenants have embraced the changes and are giving us very positive feedback.” The new 99 High lobby is one of numerous landmark lobbies that are either underway or recently completed by Corderman & Co. including 855 Boylston St., 20-21 Custom House St., and The Pilot House in Boston.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
