Colliers represents KS Partners in 30,000 s/f lease at 3 Allied Dr.

Dedham, MA Colliers has arranged five leases at 3 Allied Dr. totaling 30,000 s/f. Colliers completed the transactions on behalf of the landlord, KS Partners and the deals bring the class A, 161,078 s/f office facility to 100% occupied. 

A Colliers team led by John Real, Kevin Brawley and PJ Foster arranged new leases for four tenants: Extreme Reach, TekStak Solutions, Health Policy Associates and Smart Green Solar, and one renewal for Platinum Equity Partners. 

The four-story office space totals over 160,000 s/f and was renovated in 2019. The property features a skylit atrium, full-service cafeteria, fitness center, common conference area and a landscaped outdoor courtyard. 3 Allied Dr. was also awarded an Energy Star in recent years for its operating efficiency. Other leading tenants that call the building home include Zebra Technologies, Health Data Analytics Institute and Canon Solutions America. The office is near Legacy Place, a leading mixed-use development offering over 80 retail stores, restaurants, and a Whole Foods.

“KS Partners is one of the best real estate owners and managers in the country,” said Real, vice president at Colliers. “Despite the national office market headlines statistics, KS has maintained higher than normal occupancy percentages because they provide full amenity packages and continue to refresh their buildings.”

“Despite economic headwinds, the Colliers team was able to complete the deals due to its deep market knowledge and thanks to the desirable amenities and location of KS Partners’ industry-leading property,” said Jennifer Carrigan, VP, director of leasing at KS Partners.

3 Allied Dr. is one of three Dedham buildings that Colliers leases on behalf of KS, alongside the Dedham Executive Center and 333 Elm St. The buildings have highway signage opportunities and are within walking distance to the Franklin Line MBTA commuter rail stop, making the locations accessible to both the heart of the city and to other neighboring suburban areas. 

“We’re certain we’ll continue to achieve successful results across the balance of the portfolio,” said Real.
