Colliers International leases 6,700 s/f to JANUS Assoc. in High Ridge Park Corporate Center

Stamford, CT Jeff Williams, executive managing director and associate Hollis Pugh of Colliers International have arranged a 6,700 s/f sublease at 4 High Ridge Park with JANUS Associates Inc. taking a portion of the second floor.

Founded in 1988, this leading independent IT security and business continuity firm relocated its headquarters from downtown Stamford to 4 High Ridge Park for higher efficiency purposes.

The firm’s new space — located within the 40-acre High Ridge Park Corporate Center campus — incorporates a 24 person board room and will be utilized for client briefings on the state of IT security and resiliency. All offices include floor-to-ceiling windows with a large pond and park-like view.

Owned by George Comfort & Sons, High Ridge Park Corporate Center consists of six buildings and amenities such as a fitness center, conference center, full service cafeteria, and daycare center. The location is situated off of exit 35 on the Merritt Parkway and offers employees and clients access to transportation.

Jeff Gage and Robert Crane, of CBRE, represented the sub-landlord, World Courier.

“After years of being in the Stamford Downtown District, JANUS Associates took the opportunity to move to a beautiful park-like setting at 4 High Ridge Park,” said Williams. “The office park provides an array of Class A amenities and direct access to the Merritt Parkway, which makes High Ridge Park a desirable location for a wide variety of office tenants. JANUS is extremely pleased with the way the space turned out, and looks forward to being a tenant there for some time.”

“This new headquarters allows us to continue to offer clients the exceptional level of service we are accustomed to and additional space to grow. JANUS has always been an organization that focuses on client satisfaction and employee longevity. Most of our employees have been with the firm for more than 10 years,” said Patricia Fisher, president of JANUS Associates. “The parklike setting at High Ridge Park provides a work environment that reduces stress while increasing productivity. This is something that would not be attainable had we remained in the downtown business district.”

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
