Colliers International executes 14 leases in Dedham for KS Partners

Dedham, MA The Southwest team of Colliers International, Boston has executed 14 leases on behalf of KS Partners, LLC totaling more than 42,000 s/f.

“Dedham has been and consistently continues to be a strong submarket,” said Colliers senior vice president David Goodhue. “The accessibility of the area is excellent and booming with new and improved amenities like Legacy Place and University Station.”

Leases were signed at 980-990 Washington St., 3 Allied Dr. and 333 Elm St., all with access to Rte. 128, and equidistant to the Mass Pike and 93/95 split. The latter two are within walking distance to the Dedham Corporate Center MBTA Commuter Rail stop via the Franklin/Forge Park Line.

Seven total leases were executed at 980-990 Washington St., bringing the total vacancy rate to 4.5%. New tenants include TCAA, Inc., The Law Office of Kenneth S Federman, Broker Solutions Inc., Adult Day Health Inc., and ELK Consulting.

Six transactions were executed at 3 Allied Dr., lowering the total vacancy rate to 14%, and the final transaction was executed at 333 Elm St., elevating its total occupancy rate to 100%.

“Tenants are relocating from Boston to the 128 belt so they can achieve cost savings without sacrificing access to great amenities and public transportation, making cross-market movement a no-brainer,” said Goodhue. “KS Partners provides its Dedham tenants with amenity rich, first-class environments. Having already renovated the common areas of 980-990 Washington St., KS has since moved on to renovations at 3 Allied Dr. and 333 Elm St., which they are excited to unveil in early 2017.”
