Chestnut Hill Realty to build 48 new townhomes in Brookline

South Brookline, MA Chestnut Hill Realty (CHR) is bringing the first new luxury rental townhomes to the area since the 1940s.

Created under Massachusetts’ Chapter 40B, these 48 new three-bedroom/2.5 bath townhomes, located near Baker School, also enhance the existing 789 apartment townhomes at Hancock Village built right after WWII.

Chapter 40B, the Commonwealth’s regional planning law, promotes responsible housing growth that meaningfully accommodates lower-income households who make less than 80% of the area median income. The law balances the regional need for affordable housing development with local public health, public safety, design, and environmental welfare needs.

“We’re very excited to bring these modern, state-of-the-art townhomes to Brookline, which add diversity to the town and are adjacent to Baker School (K-8), as well as provide much-needed affordable and market rate housing,” said Chestnut Hill Realty CEO Ed Zuker. “With this new housing, one will not have to go far to find individual townhomes with convenient adjacent shopping, easy access to the city and the Longwood Medical Area, plus bus service to the Green Line.”

Ideally located in Hancock Village, these new townhomes seamlessly blend traditional New England charm and contemporary style. In addition to convenient on-site parking, the new units provide central AC, a utility room with washer and dryer, deluxe closet storage systems, quartz countertops, and a master bedroom suite with custom closet and private bath. The units also include amenities such as a breakfast bar, a stainless-steel GE appliances package, custom maple kitchen cabinets, recessed lighting on the first floor, crown molding, hardwood floors, and an open floor plan.

In addition to the new housing, CHR is building a brand-new, 25,000 s/f Community Center, which is scheduled to open to residents of Hancock Village next spring.

Since purchasing Hancock Village in 1986, CHR has continued its extensive renovation project of delivering up to 12 rehabbed units every month.  In the last five years CHR has fully rehabbed over 500 townhomes with new kitchens, bathrooms, central heat and A/C, in unit washer/dryers and a variety of layouts, including open plans.
