Chestnut Hill Realty continues $114 million renovation of 789 townhomes at Hancock Village Apartments

Brookline, MA Hancock Village Townhome Apartments, a residential community of Chestnut Hill Realty (CHR), have always been an attractive option for those seeking more outdoor space with private entrances and backyards. These Greater Boston Area townhome apartments, however, have become an increasingly desirable alternative to traditionally constructed rental housing in an era marked by COVID-19 and the residential community’s $114 million renovations.

“During our current pandemic, Hancock Village has become even more attractive to residents because of the open spaces, individual entrances and home-style setting that promotes critical social distancing, while retaining the location, comfort, and amenities attractive to families, professionals, and empty nesters,” said Chestnut Hill Realty CEO Ed Zuker. “Hancock Village offers luxury living and meets the needs of nearly every prospective resident because we provide homes that are well-suited for a broad demographic.”

Hancock Village is adjacent to the town of Brookline’s Baker School (K-8) and hundreds of acres of conservation land with walking trails.  It has convenient access to Boston, the Longwood Medical area and a range of shopping and service destinations that include CVS, Bertucci’s, Citizens Bank, the UPS Store, and Sol-Be Preschool.

After purchasing the 789-unit property in 1986, CHR renovated the units. But over the last five years, CHR has renovated its units again to meet the changing needs of Hancock Village’s residents. So far, it has fully renovated over 500 one- and two-bedroom townhomes with upgraded electrical, plumbing, central heat and air conditioning systems, in-unit laundry setups, new kitchens and bathrooms, while introducing a half-bath and new open-concept plans to some of the first-floor layouts. This renovation project delivers up to 12 totally rebuilt units every month at Hancock Village. The next phase of development becomes available, with 48 brand-new, three bedroom, two and a half bath townhomes on the beautifully landscaped grounds.

Onsite amenities include a fully equipped fitness center, resident lounge, business center, and shuttle service to and from the Green Line.  Preventative maintenance programs and numerous capital improvement projects, including the installation of new front doors, roofs, and walkways, provides an award-winning property to its residents.

Located in South Brookline and West Roxbury, Hancock Village is accessible to Rtes. 1, 9 and 128, and a short drive from downtown Boston. Popular shopping and dining destinations including the Shops at Chestnut Hill, Chestnut Hill Sq., The Street, as well as public tennis and basketball courts, the Brookline Library and Hynes Playground are near this community.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
