Campanelli Construction to build 160,000 s/f medical marijuana cultivation center for AmeriCann, Inc.

Freetown, MA Campanelli Construction, a full-service construction management company with over 70-years of experience, will build a medical marijuana cultivation center totaling 160,000 s/f for AmeriCann, Inc. at the Campanelli Business Park. AmeriCann is a publicly traded company that is developing and will lease sustainable, medical cannabis cultivation properties around the nation. Campanelli provided AmeriCann with their vertically-integrated real estate services including brokerage, development and construction management.

Massachusetts Medical Cannabis Center - Freetown, MA

AmeriCann purchased the 53-acre property in 2016. The company plans to develop the property as the Massachusetts Medical Cannabis Center (the MMCC), which is expected to be one of the largest and most technologically advanced cannabis cultivation facilities in the nation. The sustainable greenhouse project will consist of multiple planned phases; the first phase will include two buildings at 130,000 and 30,000 s/f and the second phase is permitted for an additional 800,000 s/f based on patient demand. Campanelli will break ground on the first phase in the first quarter of 2017 and AmeriCann’s tenants plan to have cannabis in production by fall of 2017.

“Campanelli has a long history of developing institutional grade commercial and industrial real estate throughout the nation. The MMCC brought us together for what we hope is a long, successful service relationship with AmeriCann as their construction manager. The MMCC will establish a prototype for best-in-class cultivation facilities that we hope to replicate with AmeriCann as a design-build service throughout the country,” said Campanelli partner Rob DeMarco.

“Campanelli proved to be an invaluable resource for our project in Massachusetts. We are confident in having such a knowledgeable local resource with national expertise and look forward to replicating this success by working with Campanelli on future projects throughout the nation,” said AmeriCann CEO Tim Keogh.

AmeriCann recently completed a $2 million all equity financing that will be utilized in part for the Company’s MMCC development and to pursue new opportunities in California, Pennsylvania, Florida and other states. To date, medical cannabis is now legal in a majority of the United States with 28 states sanctioning the production and sale of cannabis.

In a statement released by AmeriCann, Keogh commented, “The legalization of cannabis for all adults in Massachusetts significantly expands the need for the infrastructure to serve both patients and consumers. With nearly 1,000,000 square feet approved for development, AmeriCann can provide the type of sustainable, energy efficient cultivation facilities that is essential to serve the citizens of Massachusetts.” Massachusetts voters approved a ballot measure on November 8, 2016 that will make it the first state in the eastern U.S. to legalize the recreational use of marijuana.

Located just off Route 24 at Exit 9, the Campanelli Business Park of Freetown provides convenient access to Route 495. With access to airports and intermodal facilities of Providence and Boston, this location is an excellent solution for large users needing direct highway access.

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
