Byrne and Mullen of Transwestern facilitate 46,334 s/f in two leases at 300 Granite Street

Braintree, MA Transwestern represented Sun Life Financial Inc. in two leases totaling 46,334 s/f at 300 Granite St. Robert Byrne, senior vice president, and Chris Mullen, vice president, brokered the leases, bringing the building to 82% occupancy.

“Fidelity Investments’ decision to depart 300 Granite St. opened up space in one of the most recognizable and attractive buildings in the market,” said Byrne. “We were determined to secure leases with credit-worthy tenants that would benefit from the building’s signage opportunities, retail presence and extensive renovations to the lobby and common areas.”

Liberty Bay Credit Union signed a new, 31,130 s/f lease for its corporate headquarters and primary banking branch on the building’s third and first floors. Liberty Bay, which is moving from the adjacent 350 Granite St., was represented by Michael Frisoli and Peter Whoriskey of Newmark Grubb Knight Frank.

300 Granite Street - Braintree, MA

Altra Industrial Motion Corp. renewed and expanded its corporate headquarters lease on the second floor to bring the company’s total lease to 15,204 s/f. Altra was represented by John Dolan of McCall & Almy.

300 Granite St. is a four-story, 89,466 s/f, class A office building located at the intersection of Rtes 128 and 3, adjacent to the South Shore Plaza. In addition to a full-service cafeteria at the property, nearby amenities include restaurants, retail and hotels.

According to Transwestern research, the Rte. 128 South submarket consisted of 12.4 million s/f of office space with 11.3% vacancy at the close of fourth quarter 2016.
