Atherton & Associates launches Northeast Investment Realty: Providing portfolio advisory services - by Bryan Atherton

Bryan Atherton, Northeast Investment Realty

Bryan Atherton, CCIM, has followed the success of his Connecticut-based brokerage, Atherton & Associates, with the launch of Northeast Investment Realty (NIR), which provides a full-range of advisory services tailored to real estate investors.

Northeast Investment Realty provides portfolio advisory services to private and institutional investors.  Utilizing 50 years of combined investment real estate experience,  NIR implements a whole-team approach to accomplish a highly personalized strategy for each client.  The investment real estate market is ever changing and should be reevaluated on a regular basis to ensure that portfolios maximize profits.  Market shifts should be closely followed in order for an investment team to use strategies that are specifically tailored to current market conditions. The Northeast Investment Realty team believes in implementing a proactive investment strategy.

NIR understands the importance of developing a real estate portfolio that will meet their clients’ investment objectives, while maintaining an acceptable risk profile.  Developing a personalized strategy for investors begins with an assessment of current real estate holdings, and an analysis of future opportunities based on  geographic and asset diversification.  Once market opportunities have been identified, the NIR team will help guide investors in the development of a financing strategy that carefully considers the goals and risk tolerance of individual clients.

NIR advisors work closely with their in-house brokerage team to provide full acquisition and disposition services for their investment clients.  Through detailed financial analysis, and market research, NIR’s commercial real estate professionals are able to provide investors with exclusive off-market opportunities.  Beyond the traditional acquisition and disposition of assets, investors depend on NIR to navigate the process of 1031 exchange. Identifying suitable tax-deferred exchange properties is crucial to a successful exchange.  Our property screening and acquisition experience are a major asset in completing tax-deferred exchanges within the allowable timeframe.

NIR Advisors understand that there is more than one way to structure a tax-deferred exchange under Section 1031 of the Internal Revenue Code. NIR works with our clients’ tax professionals to facilitate informed decisions and consider all the critical details.

Bryan Atherton is president and broker of Northeast Investment Realty, Shelton, Conn.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
