ARCO National Const. partners with Calare Props. on 219,000 s/f ind’l. facility at 900 Bedford St.

Bridgewater, MA ARCO National Construction is partnering with developer Calare Properties to bring a new 219,000 s/f Class-A industrial facility to 900 Bedford St. The facility is located less than 70 miles from four major metro areas including Boston, Providence, Worcester, and Bourne Bridge. When finsihed it will offer access to major highways and distribution routes. Construction is currently underway, and the project is set to deliver in Q2 2023.

The project comes as part of a growing trend in industrial development as strong demand for space and speed-to-market prioritization from end-users have led to an increase in speculative development throughout New England.

“ARCO National Construction is excited to continue our ongoing partnership with Calare Properties and help bring more much-needed Class A industrial space to Massachusetts,” said Jason Grant, principal at ARCO National Construction. “We continue to see a strong pipeline of industrial development across New England, with more than 5 million s/f under construction in 2022 alone. The convenient location and efficient design of this state-of-the-art facility will make it ideal for end-users looking to expand their distribution capacity in the region. Our local team is proud to provide design-build services for the project.”

The 45-acre development will include 32’ clear height, concrete tilt-up construction, up to 36 dock positions, 3,000 amp electrical service, 223 car parking spaces, 38 trailer parking spaces, build-to-suit office space, and an ESFR fire protection system.

“We felt the quality of the site, Class A building design, and easy access to major population centers in the Northeast would check the box for a wide range of potential distribution tenants”, said Bill Manley, founder and CIO of Calare Properties. “The Calare and ARCO development team has done an excellent job in moving this project forward in an effort to get to market quickly.”

ARCO National Construction and Calare Properties are currently partnering on two additional projects, a 124,800 s/f build-to-suit development in Saco, Maine and a 71,400 s/f speculative distribution facility in Middleborough, Massachusetts.
