Allen & Major completes site engineering for $13.9 million medical office building in Rosebrook Business Park

Allen & Major Associates, Inc. (A&M) has completed the site engineering of a 67,000 s/f $13.9 million medical office building in the 6.72 acre Rosebrook Business Park for AD Makepeace Development Services. The first building currently under construction will be the home of SouthCoast Health System. Two additional buildings are planned for the first phase of the park. The project team includes Suffolk Healthcare, Spagnolo Gisness Architects and Smook Architecture. A&M incorporated Low Impact Design techniques into its engineering plans to mitigate environmental impact to the surrounding parcels including incorporating permeable pavement within areas of the parking surface. Bioretention basins were designed to retain stormwater before it is infiltrated or discharged downstream. A second phase, mixed-use and retail center to be called Rosewood Place is in the planning stages and expected to include a full-service hotel, banking, retail, housing and additional office space. "We have been working toward this moment for the better part of six years," said Michael P. Hogan, who joined Makepeace as its president and CEO in 2004. "This project means jobs and tax revenues for the town of Wareham, protection of our natural resources, continuation of Makepeace's agricultural operations and significant private investment. And it's only the beginning." The A.D. Makepeace Co., project developer, is one of the world's largest cranberry growers and the largest private property owner in Mass. "This new medical center is vital to us in a number of ways," said Keith Hovan, president & CEO of Southcoast Hospitals Group. "It will allow us to consolidate our primary care physician services into one convenient setting that is easily accessible. Access to great doctors — and thus great medical care — is so vital and three outstanding primary care practices will all be in the new building."
