Allen & Major and Callahan Construction Managers building Broadstone Bare Cove Apartments

Hingham, MA Slated to be completed in spring of 2020, construction is moving along at the Broadstone Bare Cove project.  An integrated design team led by Alliance Residential Company, LLC includes Allen & Major Associates, Inc. (A&M), Cube 3, Shadley Associates, and Callahan Construction Managers.

Situated on a 12.06± acre former commercial site, the 220-unit residential development is slated to be completed by the end of 2020.  Located adjacent to the Bare Cove Park and along the banks of the Weymouth Back River, the site has posed some challenging design considerations including avoiding a stump burial area and the proximity of an ancient Native American archeological resource area for the Mashpee Wampanoag Tribe.  The creative siting of the building and the cooperation of all parties involved mitigated all issues and allowed the project to progress.  

Designed by Cube 3, two buildings with subsurface parking garages under make up the full build-out. Building 1 includes 82 units and a 54-parking stall garage while Building 2 includes 138 units and a 162-parking stall garage. Both buildings 1 and 2 will include a mix of indoor/outdoor amenity spaces.  Building 2 will have a sky lounge on the 4th floor while other site amenities include a boardwalk plaza area and ramp leading to a conservation land south of the site 

Site engineers, A&M worked closely with landscape architects Shadley Associates during the permitting and design development phases to ensure that as many of the existing trees were protected during the construction process.  During the extensive permitting process, A&M also provided field services including an existing sewer infrastructure assessment report, a lift station (pump station) assessment report, hydrant flow testing, soil evaluation, and flying balloons at proposed building corners to allow abutting residents to see the proposed building location. 

Callahan Construction Managers is carefully maintaining the schedule and budget, as well as overseeing the seamless transition between all phases of design, preconstruction and construction.
