Albanese of Paramount Partners, LLC sells/leases retail/office/industrial properties on Rte. 3/24 corridors totaling $14m

Vincent Albanese, principal at Paramount Partners, LLC, has completed 11 transactions in the first half of 2010 in Boston Metro-South, showing further evidence that market activity is increasing and buyers and tenants are taking advantage of attractive rates and terms. The following transactions were facilitated by Albanese, and have a total value of over $14 million. Weymouth Sharp Street LLC has completed construction of a 22,000 s/f two-story Class A office building at 302 Weymouth St., Rockland. 11,000 s/f has been occupied by Noble Supply & Logistics as their new regional headquarters. Paramount Partners, LLC has been retained to lease the balance of the building, and is offering suites of 2,500 s/f - 11,000 s/f on a design-build basis. The new building is located minutes from the Rte. 3 and Rte. 228 interchange and amenities including hotels, restaurants and the Derby Shops Retail Lifestyle Center. CPG Campanelli LLC has completed renovations for Porter and Chester's 8th campus of 55,000 s/f at 5 Campanelli Circle in Canton. Porter & Chester Institute is a fully accredited career and technical institute preparing students for needed occupations since 1946. Paramount Partners represented Porter & Chester exclusively in this transaction. Other office transactions include the lease of 4,300 s/f to Connolly Health Care at 222 Forbes Rd., Braintree; 2,600 s/f to ARK Engineering and Technical Services at 639 Granite St., Braintree,; 12,000 s/f to South Shore Habitat for Humanity at 20 Mathewson Dr., Weymouth. 25,000 s/f of new retail leases were completed in Hanover in the first quarter of 2010. Curry Ace Hardware has opened their third store in Metro-South, leasing 12,116 s/f , and T- Mobile has leased 2,000 s/f, both at 1271 Washington St. Town Fair Tire has opened a 6,500 s/f store at 1422 Washington St., and Cardis' Furniture Mattress has leased 4,400 s/f at 1376 Washington St. Albanese also sold 326 Lincoln St. in Hingham, a retail site with a 4,000 s/f building located across from the new Hingham Shipyard Development, and has leased 35,000 s/f of warehouse space at 40 Robbie Rd., Avon, to Bay State Wine for its new distribution center.
